Are you in the process of deciding who should be the
one to build your dream home?
As part of the Rawson Homes Real Price we believe in having honest, direct
and open communication with our client’s from the very beginning.
This outline has been created to provide you with some feedback and answers to our most frequently asked questions – you may like to pose these queries to our competitors to ensure that you make the right choice.
This outline will help you to relieve some of your worries, make an informed decision, simplify the purchase and construction processes and therefore provide you with the best end result.
Our aim is to build your new home on time, within budget and with no unplanned surprise costs along the way.
Will the block be inspected by the builder prior to tender to ensure it is suitable to build the kind of home you want on it?
Our team visit every site to ensure that the site orientation, access, and other
matters are all evaluated prior to tender. Every building site is unique and a
number of factors must be reviewed and addressed prior to deposit. The site can
affect your lifestyle & home design choices.
Why are “Soil Tests” and “Site Levels” so important?
A soil test is necessary to thoroughly understand your site’s composition and determine what lies beneath the surface. Once a soil test has been completed foundations can de designed and priced accurately.
Similarly site levels must be thoroughly assessed to determine the fall of your block, which may identify additional needs in regards to retaining and foundations. Rawson Homes will arrange for these tests to be completed on your behalf as part of the tender process. Alternatively you may like to complete this process yourself, by doing so you will obtain the results and be able to show them to a variety of builders.
If I don’t like the design or it doesn’t quite fit our needs can I change it? What will it cost?
When you first meet with Rawson Homes or are visiting one of our display homes, we invite you to sit down and spend some time with us reviewing your design choices. If you are able to find a design from our standard range which meets your needs and budget this could pose a substantial saving for you. Diversity is the key, at Rawson Homes; we are constantly working with a variety of architects to develop new home designs and a large range which is abreast of the latest design trends and ever changing needs of your family.
If you prefer a custom home with some individuality or would like to make some design changes to our standard range, Rawson Homes are happy to adapt our designs to meet your needs.
All of our standard designs have our “Flex Appeal” which means that they can be easily adapted to meet your requirements, whether it is an additional bathroom or other design changes.
Where do the largest cost overuns come from?
Unfortunately many builders do not complete soil tests and levels before providing you with a tender. Possibly the largest unplanned expense during construction relates to piering, storm water, sewer and retaining. The uncertainty can be easily eliminated by some careful planning and investigation.
The Rawson Homes “Real Price Tender” provides for peace of mind, we guarantee it. Will other builders provide this guarantee?
Square metre areas (SQM) of homes vary what is included?
All builders calculate the size of their homes differently; some will include decks, eaves, patios, verandahs etc and others won’t, this makes it extremely difficult to compare home designs between builders.
We suggest that rather than making your decision based on the SQM of your home which is merely written on your plans, that you should identify your true needs and ensure that the home meets your living requirements.
How many bedrooms, bathrooms, garages, living spaces do you and your family desire? And what size should these spaces be to adequately meet your needs?
Where are the extra SQM in the designs you are comparing and are they warranted? Is the design efficient? Is there wasted space?
You can potentially save yourself time & money by eliminating designs with unnecessary SQM.
Do I have the ability to make changes to a plan I like?
We provide a design service which enables you to make changes to fit the needs and wants of your family. Thus ensuring your new home is complete with the additions that meet the wants of your lifestyle.
We have a multitude of designs which may be adapted to best fit you and your family. We call this our “Flex Appeal”, our ability to be flexible to suit each individual client.
Our flexibility ensures that all considerations have been addressed during the design process such as;
b) Orientation : North, South, East, West etc
c) Site levels, gradients etc
e) Private areas & their locations
f) Optimising of your site.
g) Meeting statutory requirements.
Will other builders be as flexible?
Flex Appeal from Rawson Homes is about creating a design that fits you!
If you intend to modify a builder’s standard plan to meet your needs it is best to identify these changes upfront.
The builder should not penalize you with a charge to modify their design, merely the additional construction costs involved – sometimes this may even mean a credit for you.
Ensure that all changes are priced prior to signing contracts, it is extremely difficult to control the cost of changes you make after you have signed the contracts and orders have been issued. Making all changes upfront will definitely save you money.
Are there specific requirements or restrictions which I should be aware of?
Each area and their specified council can vary in their requirements, restrictions, covenants, council standards, etc. Even set back boundaries can affect a design and its suitability to your site.
Ensure that your builder has a good relationship and understanding of your local area and its council’s requirements. Rawson Homes have worked hard to garner a good understanding of all areas and their councils across NSW and the ACT.
What is included as standard in the inclusions, what is additional?
Compare, compare, compare. Each builder has a standard inclusions list as a starting point. We suggest that you review this thoroughly and compare what is on offer as this can save you thousands of dollars.
If you do wish to make additions or changes ensure that these are done upfront so that you are clear on what your costs will be and that they fit with your budget.
Rawson Homes has developed long standing relationships with some of Australia’s largest suppliers in an effort to provide you with a wide range of inclusions in our Lux range. Our Lux inclusions will exceed your expectations and limit your need to pay for additional “Upgrade Packages” whatever your budget.
Compare our standard inclusions with our competitors – we are more than happy for you to do so.
Our inclusion lists are available for review on this website; visit the Luxe+ inclusions page.
Does my tender cover all inclusions? Is it comprehensive in what it outlines?
Like most businesses, builders establish relationships with their own preferred suppliers, sometimes this may limit your selection of fixtures and fittings.
Rawson Homes has developed long standing relationships with some of Australia’s largest suppliers in an effort to provide you with a wide range of inclusions in our Luxe+ range which will exceed your expectations and limit your need to upgrade whatever your budget. Compare our standard inclusions with our competitors – we are more than happy for you to do so.
These relationships also mean that in the unlikely event that you do select an item outside our standard range that we have negotiated deals for these items on your behalf as well. We are more than happy to price these non-standard items for you upfront to avoid hidden surprises later down the track.
If there are particular items which you envisage that you would like to change or upgrade there is a considerable cost saving by doing so at tender stage. Once again it is often difficult for you to control the cost of variations priced after contracts have been signed and orders have already been issued.
Can I gain access to any homes the builder has completed or has under construction?
Display homes are an excellent source of information and demonstrate the builder’s quality of workmanship, care and design prowess. Rawson Homes has a wide range of homes on display throughout NSW and ACT in an effort to make your decision making process easier.
If you would like more examples of our workmanship feel free to contact Rawson Homes, we are more than happy to provide you with a list of local jobs currently under construction or recently completed so that you can witness the building process firsthand.
Of course strict WH&S regulations will not permit you to enter a building site without being accompanied by a Rawson Homes representative so please ensure that you contact us first.
Has the builder won any awards?
Award winning design and workmanship can only continue to occur if the builder is providing innovative and fresh designs to the industry. These designs must also be utilising the latest materials and products to provide the market with homes that are innovative and provide added value for you the owner. This is a great source of evaluating if the builder is proficient in the style of home that you desire.
Rawson Homes pride ourselves on the numerous awards that we have won in recent years in both the areas of project building and custom designs. We continue to challenge ourselves by striving to create the next award winning design for you.
Does the builder have a dedicated Construction Supervisor who will manage the construction of my home?
All builders will state that they have a Construction Supervisor dedicated to the construction of your new home; however in many instances they are managing far too many homes at any one time.
How many homes will your Construction Supervisor be managing as well as yours? Will they be able to attend to your needs effectively throughout the construction process or are you just another number?
At Rawson we limit the number of homes our Site Managers oversee throughout the entire construction phase. This ensures that not only is our Site Manager's attentive to the needs & wants of each individual client but they are also focused on the high quality of standards we demand to be met on all of our homes.
Can we talk to the Construction Supervisor who will be in charge of the building of our home?
Absolutely, Rawson Homes believe that it is imperative that you have direct contact with your Site Manager who will ultimately be responsible for the construction of your new dream home.
This is quite possibly the largest and most important purchase you will make in your lifetime, by having direct contact with our Site Manager, Rawson Homes clients are provided with peace of mind. Together you can detect and resolve any issues or concerns that you may have throughout the construction process directly, which will potentially save you stress, time and money.
Am I able to visit the site during construction?
Unfortunately strict WH&S regulations have enabled many builders to lock you out of your own site and not allow entry to your new home until completion.
At Rawson Homes we maintain the highest of OH&S standards, but we also believe that it is important for you to have access to your new home and witness it all coming together.
This however must be done by appointment so that one of our authorized representatives, your Construction Supervisor can accompany you and ensure your safety on site. Our supervisors are more than happy to do this at the following stages throughout construction:
Is the builder certified or affliated with recognised industry bodies?
It is imperative that your builder be appropriately licensed – Rawson Homes Builders Licence Number in NSW is 33493C & in the ACT is 19936252B. To check the licence details of your builder please refer to The NSW Office of Fair Trading at www.fairtrading.nsw.gov.au or The ACT Planning and Land Authority at www.actpla.act.gov.au.
There are two major industry bodies within the construction industry which keep builders abreast of the latest legislative and regulation changes and provide training at all levels. Rawson Homes are proud to be members of both the Master Builders Association (MBA) and the Housing Industry Association (HIA).
Does the builder have Home Owners Warranty Insurance with a reputable insurer?
Home Owners Warranty (HOW) Insurance is one of the most important elements of working with any builder. HOW insurance provides you with peace of mind that you will be protected in the unlikely event that a builder is unable to proceed with the construction of your home. HOW insurance will ensure that your home will be completed.
Rawson Homes Home Owners Warranty Insurance is provided by QBE one of Australia’s largest insurance companies.

Does the builder have a proven history?
Word of mouth is by far the best form of referral; however there are other ways of researching the history of a building company and its quality of care. Here are some little things to look out for:
· How long has the business / builder been operating?
· Testimonials from clients.
· Awards for building practices as well as their designs.
· Review their standing with the industry bodies.
· References from suppliers, bank institutions, insurance companies etc.
What structural guarantee does the builder offer?
A structural guarantee is a necessity of any building company with merit. This guarantee is your peace of mind if anything should occur to the structural integrity (beams, trusses, slab, etc) of your home. The company and its insuring body will honor this guarantee in the event that the structural member or members are found to be faulty.
This guarantee is offered by the builder, but in the case of the builder no longer being in business the insurance company who hosts the policy will ensure that the fault is rectified.
Rawson Homes provides a 6 year structural guarantee.
Giveaways-are they real?
Be wary of the man giving away tempting treats! These offerings are often just a way of getting you (the client) to commit to building with the company who is providing the promotion.
In many cases the prices have been over inflated or you may be simply paying for inclusions that should be included in your home anyway. Therefore they do not pose any savings to you at all. The easiest way to assess the value of the offering is to get a full quote from the company making the offer & review it against another companies quote. Make sure you can receive a fixed price quote so there are no hidden extras.
The Rawson Real price is our fixed price guarantee, so when we do initiate a promotion the value is on display in black and white with no hidden surprises.
We are always looking for other ways to improve our service, if you have further questions you'd like answered or suggestions for this section of our website please do not hesitate to contact us.
