Located in the heart of Sydney’s South West growth corridor, Tegel Estate and Tegel Park in Leppington represent a carefully staged residential development that brings together masterplanned community design with tailored housing outcomes.

Positioned within the rapidly evolving Leppington precinct, Tegel Estate was designed to balance connectivity, amenity and lifestyle, placing residents within walking distance of transport, schools, parks and future retail centres.  The estate sits just minutes from Leppington Station and within close reach of the future Leppington Town Centre and Western Sydney Airport, reinforcing its role as a strategically located growth community.

Across approximately 6.5 hectares, Tegel Estate delivered a boutique yet impactful residential offering of house-and-land packages, with a strong focus on four- and five-bedroom family homes.  Each stage was curated to maximise buyer choice while maintaining streetscape cohesion through a controlled selection of facades, materials and colour schemes—streamlining delivery while enhancing overall estate quality.

A defining component of the project is Tegel Park, the estate’s final release, which introduced a more exclusive and design-led housing collection centred around a private parkland setting.  Featuring bespoke home designs and considered streetscapes, Tegel Park elevated the architectural character of the precinct while reinforcing a strong sense of place and community identity

Landscape and liveability were central to the vision, with the broader development incorporating open space networks, restored creek corridors and recreational areas that support an active, family-oriented lifestyle.  Proximity to schools, healthcare facilities and employment hubs further underpins the estate’s long-term appeal for growing families.

With multiple stages released and delivered progressively, Tegel Estate and Tegel Park demonstrate Rawson Homes’ ability to execute phased community development strategies—aligning product design, location advantages and buyer demand to create a cohesive and high-performing residential outcome in one of Sydney’s fastest-growing regions.

Financing a knockdown rebuild is different from a traditional home loan and typically requires a construction loan. You can also use equity in an existing property, government grants and may need a bridging loan.
