Zen with Vogue facade

Affordable house designs under $300k

You can still build a brand new home for under $300,000. The designs on this page come from our Thrive range, where floorplans like Neo and Zen keep the footprint tight so you aren't paying for space you won't use. You still get open-plan kitchen and living, three proper bedrooms and a separate laundry, and Zen fits on a block just 9 metres wide.

Our base price covers the floorplan, your façade and inclusion level, and Site Essentials. Site costs and compliance items depend on your land, so we give you a full price estimate once we've looked at your block. Prices differ between regions, so pick yours at the top of the page to see current figures. Rawson has been building across NSW and the ACT for more than 45 years, and every home has independent quality checks and our lifetime structural guarantee*.

Yes, depending on the design and where you build. In Sydney, Thrive designs such as Neo, Zen and Crescent currently have base prices under $300,000. Keep in mind the base price isn't the full cost of your build. Site costs, council requirements and any upgrades are added once we know your land, and we'll walk you through all of it before you sign anything.
The base price includes the floorplan in your chosen region, the façade and inclusion level you pick, and Site Essentials, plus any promotion running at the time. Site costs and Compliance Essentials aren't included because they depend on your block. You can download a full price estimate from any design page to see the breakdown.
Most designs in this price range are built for standard and narrower suburban lots. Zen needs a block around 9 metres wide, while Neo and Crescent suit lots of roughly 13 metres. If you've already got land, send us the dimensions and a Home Design Consultant will tell you which designs fit.
